Conservation and Continuity at Varian Equestrian Center
When Sheila Varian—an icon in the world of horsemanship and a steward of California’s open spaces—started thinking about the future of her beloved ranch, she knew she wanted to preserve its beauty, purpose, and legacy. Sheila’s wishes were clear: protect the land so that generations to come could experience its magic, keep it as a haven for horses and wildlife, and ensure it remained accessible as a working ranch for the community and equestrian enthusiasts.
Simon and Caprice Arkell are proud and grateful to carry forward Sheila’s deeply held vision. They fully supported her heartfelt decision to place the Varian property under a conservation easement with the California Rangeland Trust. This forward-thinking move permanently safeguards the ranch, ensuring it will never be subdivided or developed, and that its rolling hills and historic pastures remain a sanctuary for horses, livestock, native wildlife, and all who appreciate the land’s irreplaceable value.

“I could not bear the thought of this place being broken up... Now all the animals that live here will be safe, and people will still be safe to visit here,” Sheila once said.

A Ranch Committed to Conservation and Stewardship
The ranch’s enrollment in the Williamson Act further demonstrates a commitment to conservation and responsible agricultural use. This California law is designed to protect open space and ranch land by offering tax incentives for landowners who agree to restrict their property to agricultural or related open-space uses. For the Arkells, this means continuing to manage Varian Equestrian Center as a productive, sustainable ranch—just as Sheila envisioned.
